Meetings & Speakers

Meetings are held on the third Tuesday of each month, (except in July and December) at the Crowne Plaza Hotel, 4453 Bonney Road, in Virginia Beach, Virginia. (see directions below) .

Meetings start at 7:30pm….Doors open at 6:45pm….Guest fee $15.00 per person

TRIG’s monthly meetings present guest speakers or panels — some locally prominent, some nationally known–who are expert in some phase of real-estate acquisition, management or lending. The meetings allow time for networking or simply chatting with other members.

TRIG benefits: MSR is launching nationwide and so is currently offering the referral program but expects to phase it out later. Organizations that join now will always keep the referral.

Attached is a full-page summary of MSR since it may require some explanation.
www.MyScreeningReport.com (MSR) is a Consumer-generated tenant check that will allow smaller landlords to receive access to their prospective tenants’ FULL credit report and full background/employment/criminal checks.
  • NO Setup at all for our members (so no setup costs =) )
Instead: Landlord finds prospective tenant and directs tenant to www.MyScreeningReport.com to get a Basic or       Comprehensive Report (prices & details below). Tenant orders it and pays for it.
  • Benefit to Landlord: don’t need office in compliance with FCRA; some tenants will automatically screen themselves out; no hassles collecting money for screening. Benefit to Tenant: It’s a soft inquiry; if rejected by Landlord, they can keep using their Report for other landlords so they don’t have to keep paying application/screening fees.
Tenant receives the Basic report within 2 hrs or less; Comprehensive report 48 hrs or less. MSR provides the             Tenant with electronic access to their report on a secure website. Tenant then can email Landlord a direct link to      their report.
  • Benefit to Landlord: some Tenants will again self-screen; report can’t be tampered with; quick and easy access to the data.  Benefit to Tenant: see report before sending to Landlord – enables Tenant to dispute errors; can allow multiple Landlords access to the Report.
MSR uses an Authentication Process – electronically and also manually if needed – to verify the identity of the           Applicant.  MSR’s search includes aliases – not just the name on the application.
Since they are a national company, they are not interested in becoming members of any real estate group. However, since they are still in their launch phase (Moco Inc – the parent company which does tenant screening for property management of 100 units or more – has been doing this since 1989. MSR launched in October 2009 to specifically service “private or independent landlords” of under 100 units.) MSR is offering a referral fee to all organizations — negotiable and dependent upon the volume generated. (eg. 1-100 reports/yr = $1/report; 100-200=$2; 200+=$3. If our bylaws don’t allow us to accept a referral, they can discount the price by that amount, but since it’s the Tenant paying for it and it’s only a buck or two…I’d think TRIG’s members would be better served if TRIG got the money.
How long is the report accessible by the Consumer? 30 days
By the Landlord? 24 hours but Consumer can re-release if Landlord needs to view it again.
How many different people can the Consumer send the link to? Unlimited
